The Modern B&B is exactly that, a modern version of the traditional bed and breakfast. Formerly two townhouses that have been joined together, Modern B&B is host to numerous amenities (Wifi access throughout the building, cable television, each of the eight rooms contain Ipod docking stations, guest kitchen for those wishing to create their own meals, breakfast every morning cooked by a chef that caters to those with special dietary needs a guest office complete with computer with high speed internet and printer and espresso bar available for use 24 hours a day). Modern B&B boasts the knowledge of its owner who has lived in the Houston area for 21 years and can recommend where to eat and where to play along with a great deal of other local information.
Located in the middle of Houston, Modern B&B is in walking distance to many cultural spots.
With the average room at $165 a night, this is the perfect romantic getaway for couples.
Reviews: Modern B&B receives high reviews from trip advisor.com. 89% of the 20 reviewers highly approved and recommended Modern B&B. Other sites such as hotels.com and expedia.com had little to no reviews available. The highest reviews were from couples and those traveling solo.
The most praise involved the friendliness and knowledgibility of the hostess, along with the vastness of the communal breakfast offered. Reviewers love the homey feeling of Modern B&B as well as the social aspects to mingle with the other guests. Most reviewers claim they won’t stay anywhere else when staying in Houston. Positive comments were left in regards to the close proximity to museums and other cultural experiences. Complaints focus on a few items that are subjective as to the person staying there. One repetitive complaint was the lack of adequate housekeeping. Things such as needing new towels or the sheets changed were specific concerns. A particular guest had booking problems with the owner and was not happy with the way things were handled. Several other guests were upset that there was no help with baggage. Hotels provide this service but Bed and Breakfasts guidelines depend solely on each individual business. These were limited complaints by one or two out of twenty.
Modern B&B Policies:
Children are welcome with advanced notice.
Child Care is available $12 per hour, advanced notice required.
All damages to the rooms including missing items will be charged to the guest booked into that room.
Consumption of alcohol is permitted.
Smoking is allowed in limited areas. (Outside veranda on 4th floor or 2nd floor).
Deposits are refunded at management discretion.
No refunds on early departures.
72 hours advanced notice required for cancellation.
Cancellations without prior notice will be charged for the first night and any additional goods/services requested.
Event reservations for the entire B&B require six calendar month cancellation. Any cancellations within this period will be charged for the rental of the B&B and 50% of the quoted price for the event.
Check in time is 3pm or by appointment.
Check out time is 12pm.
